New Township Garage Is Underway

Granville Township is in the process of building a new Township Garage. The construction of the new garage currently is out for bid. The Trustees want the project to be completed by the end of the year since the temporary quarters on Cherry Valley Road have very little heat and are barely large enough. The project is under the direction of Trustee Fred Abraham who explained the project to The Granville Press.

The new garage will be located on township-owned land just south of Route 161 on the west side of Route 16.

According to Abraham, the entire site consists of approximately 25 acres and “we will use about 4 acres for this project which will leave 20+ acres for future commercial development that should be enhanced by this project.”

There are no plans on other development at this time,” he said.

Gregg Gaber, a resident of Granville is the architect. He “is passionate about projects such this one,” Abraham said.

Gaber’s services, costing $24,500 were not put out for bid since, according to Abraham, professional services costing under $25,000 “can be negotiated and do not need to be bid.”

Abraham pointed out that architect’s fees are typically about 10% of the total cost of the project. In this case the garage is expected to cost $600,000 to $650,000. Gaber’s fee is well below the 10% industry standard.

According to Abraham, “the building will be a pre-enginered steel building.” “The foot print is 80 x 200” or 16,000 square feet, he said.

There will also be a salt bin adjacent to it that will hold approximatley 300 tons. With this size of bin we should be able to buy in the off season at a lower price” saving the taxpayers money.

The garage will also have energy efficent radiant heat and low bay lighting again to save energy costs.”

Abraham said, “We are in negotations with the Village on water and sewer which is what we would like. The ball is in their hands. The alternative would be to use well and septic tank.”

“There will be shared office space along with rest rooms and a large conference room. The bulk of the garage is for light repair and maintaning equipment and to store equipment,” Abraham explained.

Presumbably with the large conference room, the Township Trustees will be able to hold their meetings in the new space. Presently, they meet in a small, kitchen area in the building at Maple Grove Cemetery. The meetings are often very crowded and not conducive to easy give and take between the Trustees and citizens.

Probably getting a good deal

Knowing Gregg, I suspect he is giving us a deal on this one because it is for a good cause.

Good Negotiator

Knowing Abe, I suspect he did a good job negotiating on behalf of the tax payers in Granville.

I’m sure when it’s all said and done Fred will have done a great job in his role as project supervisor and be the toast of the Granville Press.

I didn’t mean to leave anyone out. I know the architect has a strong commitment to various elements of the community and was just making an educated guess that played a role in this situation. Perhaps I’m wrong.

In any event, my posting was not in any way meant to minimize the work that Fred, or others for that matter, have done on this, or any other, village or township project.

In fact, let me be the second to congratulate Abe on the work he is doing on the township garage.

well said Roger. I’ve just gotten used to skewed perspective I tend to read on the GP with regard to Abe and his property ownership / Twp Garage issues early on. It becomes comical how the GP frames a situation, then goes after the side that doesn’t fit their agenda. I like to make sure both sides get their due. Thanks for making clear that all sides are doing what’s best for the residents of our township.
